Certified Wood Destroying Organism Inspections

Wood Destroying Organisms (WDO) Home Inspection
Here at iCARE Home Inspections we don’t sub out our inspections to a 3rd party, we are certified and licensed in the State of Florida to perform our own WDO Inspections. If you are getting a home inspection prior to purchase it’s always good to add a WDO inspection, especially on older homes.
A Wood Destroying Organism (WDO) Report, as defined by the State of Florida, is a comprehensive inspection document that assesses a home for signs of infestation or damage caused by wood-destroying organisms. This includes the presence of live termites or other wood-destroying insects, evidence of past infestations (such as termite tunnels or wood decay), visible damage resulting from these organisms, and any history of previous termite treatments. WDO reports are essential for property owners and buyers, providing valuable information about the structural integrity of a home and potential risks associated with wood-destroying organisms.

During a wood destroying organism inspection, the inspector thoroughly examines the property's structure for signs of damage caused by fungus and pests such as termites, and wood-boring beetles. This includes assessing the wooden components of the home, such as beams, joists, and sheathing, for visible signs of infestation, including hollowed wood or frass (wooden sawdust). The inspector also checks for conducive conditions that may attract these organisms, such as moisture problems, improper drainage, or untreated wooden elements in contact with soil. Hidden areas, such as crawl spaces and attics, are carefully inspected to ensure no damage or signs of past infestations are overlooked. Overall, the inspector's goal is to provide a comprehensive understanding of the property's risk level concerning wood destroying organisms.
A Wood Destroying Organism (WDO) Inspection in Florida is a critical component of ensuring the health and safety of your home, particularly in a climate that can be conducive to pest infestations. However, it is essential to understand the limitations of this inspection. While our assessment is thorough and conducted by trained professionals who understand local pest issues, we cannot guarantee the absence of wood-destroying organisms such as termites, wood-boring beetles, or fungi at the time of inspection or at any point thereafter. Environmental conditions can change rapidly, and new infestations can occur after the inspection has been completed. Our WDO inspection is visual in nature and is limited to accessible areas; concealed or hidden damage may not be detectable, which is why we encourage homeowners to consider additional monitoring measures even after a comprehensive inspection. Furthermore, it is important to note that our report is valid for the date of inspection only and should not be relied upon for an indefinite period of time. Buyers and owners are strongly advised to engage in regular home maintenance and monitoring for signs of wood-destroying organisms, as well as to obtain follow-up inspections periodically or if any signs of infestation become evident. We recommend consulting with pest control professionals for ongoing preventative measures and treatments, ensuring the continued integrity of your home. The WDO inspection is an invaluable tool, but like any inspection, it has its limits and should be viewed as one aspect of a broader home maintenance strategy.
